Building Permit Information
New Structure
- Single Family Residential: Flat fee of $750.00;
- Two or More Family Residential: Flat fee of $750.00 plus $100.00 per unit for as many units as are in the residence;
- Commercial: Flat fee of $750.00 plus $100.00 per unit for as many separate units as will be in the structure;
- Industrial: Flat fee of $750.00, plan review and all inspections must be State approved with proof shown to the Building Inspector or his designee;
- Agricultural: Same as Residential.
Additions/Remodeling/Alterations/Minor Repairs/Furnace Replacement and Accessory Structures and Uses
a. BASE PERMIT FEE is $25.00. All projects regulated by state codes.
b. MAJOR REPAIR/REMODEL: Base Permit Fee plus flat fee of $350. Permits for Remodeling and Additions to an existing home are valid for two (2) years from the date of issuance. Permit may be renewed for a fee of $100 per six months with approval of the Plans Commission.
c. MINOR REPAIR/REMODEL: Base Permit Fee plus flat fee of $175. Permit is valid for two (2) years from the date of issuance. Permit may be renewed for a fee of $100 per six months with approval of the Plans Commission. This will include decks.
d. MINIMUM REPAIR: Base Permit Fee plus flat fee of $25 when only one inspection is required.
e. SIDING REMOVAL/REPLACEMENT: Base Permit Fee with no inspections. Permit must be purchased before removal of old siding begins. Permit for both removal and replacement will be valid for a period of one year. Permit may be renewed for a fee of $100 per six months with approval of the Plans Commission.
f. PATIOS, CEMENT SLABS/SIDEWALKS (excluding sidewalks in public right of way), FENCING, STORAGE BUILDINGS over 150 square feet in size that are secured, and WINDOW REPLACEMENT (with no structural changes) will require a Building Permit with the Base Permit Fee, but will require no inspections. Any repairs or new sidewalks in Public Right of Way need prior approval of the Public Works Superintendent. Permit may be valid for one (1) year from the date of issuance. Permit may be renewed for a fee of $100 per six months with approval of the Plans Commission.
g. RE-ROOFING of existing structures with no structural changes or STORAGE BUILDINGS less than 150 square feet in size that can be moved do not require a permit.
EARLY START: A fee of $25 will be charged for an Early Start for the footings and foundations only.
Examples:
A. If you are going to be replacing windows, that have no structural changes, you will need to fill out the application and the cost would be the base fee of $25.
B. If you are going to be upgrading electrical, you will need to fill out the application and the cost would be the base fee of $25 and electrical inspection fee of $25 for a total fee of $50.
C. If you are going to be upgrading/replacing a furnace, you will need to fill out the application and the cost would be the base fee of $25 and HVAC inspection fee of $25 for a total fee of $50.
D. If you are going to be upgrading electrical and doing some plumbing repairs, this would be considered a minor repair/remodel and the cost would be the base fee of $25 plus the minor repair/remodel fee of $175 for a total fee of $200.
E. If you are going to be re-roofing your existing structure with no structural changes you do not need a building permit; therefore there is no fee.
